Foreigners cannot own land directly in Thailand, but there are well-established, legal paths to ownership. Condominiums are the simplest route: foreign nationals can own a condo unit outright (freehold) as long as foreign ownership in that building doesn’t exceed 49%. For villas and land, buyers typically use a long-term leasehold structure (usually 30 years, renewable), or set up a Thai Limited Company to hold the land, with the foreign buyer owning the structure built on it.
